Indigo Is Here to Keep Your Rehab Project Moving

Dirt, combustible dust, loose paint, oils, grease, and other contaminants build up on ceiling trusses, rafters, beams, and roof decking, as well as on steel and masonry walls. Indigo cleans these structural surfaces without adding water or secondary blasting media. From a few thousand square feet of historic brick to a full 225,000-square-foot industrial building reconditioning, we have the scale and experience to handle your rehabilitation cleaning project.

  1. Reason #1

    Experience and Capacity

Indigo has more than 15 dry ice blasting systems, we can bring all those systems to bear on a single project to move very quickly when time is of the essence. We have done close to 1,000,000 square feet of building projects over the last decade plus, so we have the experience to run the job quickly, safely and effectively.

  2. Reason #2

Cleans without water or secondary blast media for faster, easier cleanup

Water can damage the lights and electrical system in rehab building project. Dry ice sublimates completely upon impact, leaving behind no secondary abrasive media or moisture, which makes cleanup time.

  3. Reason #3

    Excellent Cleaning and Paint Prep

By removing the buildup, it leaves walls, ceilings, and structural components ready for painting, inspections, or subsequent rehab work.

What Indigo can do

Building surface cleaning project

120,000 sq. ft. facility rehabilitation

Indigo was contracted to perform deep surface cleaning on a 120,000-square-foot section of a 1,000,000-square-foot active industrial facility. Because production work continued uninterrupted in surrounding areas, precision and tight coordination were critical. The primary objective was to clean the 50-year-old ceiling system and masonry walls to prep them for repainting by a third-party contractor.

How this project was run

  • Facility Profile

50+ year-old structure featuring complex steel beams, rafters, trusses, Tectum roof decking, concrete block walls, and dense overhead utility infrastructure.

    • Electrical bus ducts
    • Water
    • Compressed air
    • Natural gas
    • Fire sprinklers
    • Nitrogen
    • Oxygen piping
  • Deployment

Operations utilized multiple scissor lifts powered by four simultaneous dry ice blasting systems connected directly to the facility's compressed air lines.

  • Grid-Based Workflow

The workspace was systematically divided into structured sections defined by support columns and walls. Crews worked methodically from south to north in a single direction to prevent any re-contamination of cleaned areas.

  • Team Structure

Each area was assigned a dedicated two-man crew—one operator in the lift and one ground crew member managing media filling and equipment safety. Team members rotated regularly to maintain peak efficiency.

  • Containment

Where required, heavy-duty plastic sheeting was hung from the structural beams to the floor and sealed together to isolate the active work zone and protect surrounding production environments from airborne dust and debris.

  • Cross-Trade Integration

Indigo coordinated daily work schedules closely with external electrical, plumbing, concrete, and carpentry contractors to ensure the entire facility rehab stayed completely on track.

  • Flexible Scheduling

By utilizing weekend shifts and targeted overtime, Indigo met the strict two-week project deadline without disrupting ongoing facility operations or holding up follow-on trades.
